Renting an apartment in Cyprus

To find and rent an apartment in Cyprus is very easy. Many apartments are offered for short- to medium-term rentals with an addition of rental properties that are available in the winter off-season. Some of the available flats are fully furnished or partially furnished; the rest usually come equipped with a fully fitted kitchen and built-in cupboards/closets.

Apartments are usually rented on the basis of a contract for a period of one or two years and you can simply renew your contract at a later stage if you want. For longer-term rentals, landlords usually require the tenant to pay the equivalent of one month’s rent as a deposit and rent for one month in advance when the contract is signed. The deposit is paid back when the contract expires, with the exception of that part taken by owner which covers the damage.
The tenant usually has to pay for utilities such as water, electricity and heating costs that are not included in the rental price. For short-term rentals which are usually less than 6 months, the rent often comprises all utilities and is typically paid in advance.

The price of the apartment you are going to rent depends on the location of the building and on aspects such as the level of equipment in the accommodation. Prices are generally higher in Nicosia; rents are lower in Larnaca and Limassol, but the cost of the properties with sea view or on the sea front is always higher. You may negotiate the price for an apartment with your landlord willing to offer a discount on the advertised price.
